If you put in an application to rent along with the letting fee is it a case of first in first dressed?? (provided the applicant is suitable of course)

Or do they accept all applications and just go with the best applicant? If this is correct then when do they stop accepting applications and make a final decision?

Hi Aims,

I was a property manager and how we used to do it is if it was only your application we would process it as quickly as we could and take it to the owner for approval.

Or sometimes you will get multiple applications which we would go through and take all of them to the owner and they ultimately choose who they think is more suitable.

That's how we used to do it anyway.

When we applied for our place last week, the agent told us that if we put our application in with an as early as possible start date, and paid the deposit/letting fee we would get the place providing our application was okay.

And I mean, I know there were a few people who applied for our place (someone even came to look while we were looking!) and we had never rented before and we still got the place.

So yeah, I think it's first in best dressed...

As Rachel said, in our fofice it depends on the level of demand for the property. Normally it's first in best dressed but if we know there are others putting in applications we will wait a day or 2 until we have all applications ready to be submitted to the landlord and then let the landlord decide.

I am a property manager, we do not request the first weeks rent (holding deposit) until the application has been approved.

We only take two applications on the property and go with the best application, not necessarily the first one in.

Mind you usually the landlord is the person who picks the application, however they usually go with our suggetion.

Here in WA they take a letting fee with the application.

Hon, i have worked in the past in a number of real estate and have been myself a renter for the last 7 or 8 years.

I treat rental house hunting as i would a job interview. If i'm in contact with a real estate staff person i always make sure i am dressed very nicely and if i want to place an application i have it all filled out correctly before i walk back into their office. It always comes across as more professional then sitting in their office thinking over all the information, making calls, spilling paperwork everywhere.

Oh, i also make copies of all proof that i need and DON'T ask them to do it. Once again, shows you're responsible, professional and they love that you're not making them do a hundred copies of things.

I have NEVER failed doing this. If there's something i really want, i treat it as a job i want and give it 200%! When you're competing against several other people make sure YOU are the one that stands out in the crowd.
